Single-storey working height changes the access maths. Scaffold is still required — working-at-height law does not care how few storeys you have — but a single lift on a cottage is at the kinder end of the typical £600-£1,200 national scaffold range, and the programme risk of scaffold scheduling shrinks with it.
The slate is old. Most cottages carry original or once-relaid slate. Fixing panels here means slate hooks, individually dressed slates around each anchor, and a crew that has done real slate — the same discipline as any Victorian roof, on a smaller canvas. Ask to see fixing photographs from previous slate jobs; a good installer photographs every anchor before the panels hide it, and puts the set in your handover pack.
The wiring runs are short. A single-storey house means brief DC cable routes and quick access to the consumer unit, which in many cottages sits in the entrance passage. The survey still has to open that fuse board and check it properly — spare ways, the earthing arrangement, whether surge protection needs adding — because a quote written without looking is guesswork wearing a letterhead.
To be clear, Sunderland is not only cottages — Victorian terraces climb through Millfield and Hendon, Ashbrooke has the grander end of the period stock, and the post-war and modern estates of Silksworth, Doxford and Washington’s fringe install as straightforwardly as anywhere in the country. None of this is exotic or expensive at install time; all of it is tedious to retrofit. If your street can smell the sea, put the question to every quoter and watch which of them has an answer ready.
Planning: permitted development, with an Ashbrooke asterisk
Rooftop solar on most Sunderland houses is permitted development under Part 14 Class A of the GPDO — no application — with roof-slope panels sitting within 0.2 m of the roof plane and below the ridge line. The much-reported 27 August 2026 change (SI 2026/896) actually concerns wall-mounted panels — now allowed up to 0.4 m of projection from the wall, 0.2 m where the wall fronts a highway — and does not alter the roof rule.

Northern Powergrid and the order of operations

Sunderland City Council’s Low Carbon Sunderland roadmap targets net zero by 2040. The city’s decarbonisation weight sits conspicuously in industry — the Nissan plant, the UK’s largest car factory, and the International Advanced Manufacturing Park anchor an electrification supply chain that is reshaping the local economy — but for households the practical facts are national ones: 0% VAT on domestic solar and battery installation until 31 March 2027, the Smart Export Guarantee for MCS-certified systems, and means-tested retrofit support (ECO4 and successor schemes) for eligible homes. Yields here sit toward the lower half of the UK’s 850-1,050 kWh per kWp range, so payback runs longer than a Devon equivalent, and self-consumption matters more: using your own units at around 26p beats exporting them at 12-16p by roughly two to one.
